When cracks appear in the asphalt over time either due to age, damage to the pavement, or unusual weather conditions, the cracks begin to grow as they allow water to penetrate and weaken the base material beneath them. In the winter time as the pavement shrinks the cracks become larger allowing gravel and other incompressible material to become lodged in the crack. Then when the summer heat comes in the pavement expands the crack cannot close because of this incompressible material, and it causes the crack fracture further, in effect "growing" and accelerating the entire process.
Repairing by properly sealing cracks is not an easy task done with cheap equipment; and if it's not done properly, it's of very little value because the cheap crack sealant itself will separate from the crack and continue to allow moisture to penetrate.

Most people don't know that in the last two years
asphalt prices across the United States have doubled and in some cases tripled and quadrupled. This has nothing to do with the price of oil, even though asphalt is made from crude oil.
The cause is the new "low sulfur diesel fuel" mandated by the federal government to improve our air quality. As the major refining companies designed methods to refine this new low sulfur diesel fuel they inadvertently eliminated all of the byproducts formerly left from the refining of crude oil into products such as gasoline, diesel, jet fuel, motor oil, etc.
Asphalt has always been made from the "leftovers" after all of the expensive products were removed from the crude oil. Thus the price of asphalt was less than the price of other crude oil-based products because it was a way to get rid of the "leftovers".
The problem today is there are no more "leftovers" and thus asphalt prices continue to rise. The industry has predicted that within a couple of years, the price of the asphalt cement oil used to produce what you see as asphalt mix; when combined with crushed stone and other materials being used for paving, will continue to rise until it equals the price of diesel fuel. If that is the case it will be several hundred percent higher than the cost just two years ago. Because of this; the fluctuations in oil prices and gasoline prices that you see on Wall Street and at your gas pump, do not have as much effect on asphalt prices.
Asphalt prices do vary slightly going up and down but not nearly so much as what you see at the gas pump. It's really simple economics. The oil companies can make far more money selling diesel fuel than they can selling asphalt at the current rate.

So what does all this mean to you?
It means that you need to save and protect the asphalt you have now because repaving prices in the future will be shockingly higher than they are today or ever were in the past. Getting the most from your asphalt investment means more than it ever has nowadays, because who knows what the prices of asphalt will be in the coming years? We just know they'll be much higher than they are now. As an example in this part of the country, a paving project which was priced only two years ago, would now cost almost twice, if not over twice as much as it was bid for just that short time ago.
